The Lettings Process

Letting your property can be a great investment. Here are a few pointers to make the process quick, easy & as rewarding as possible:-

Make Your Property Look Its Best

Tenants decide if they like a place in the first few minutes of viewing. Ensure your property is:-

Clean & tidy
A sparking kitchen and bathroom, hoovered floors & personal clutter tidied away, etc Well maintained – no junk mail, working light bulbs, a tidy entrance & garden Bright & fresh - clean windows and a fresh coat of paint can really help

We’ll take photographs to market your place at it’s best

Prepare To Let

We visit the property to give a free rental valuation of your property, based on condition, the area & market conditions.

Rules & Regulations – get a gas safety certificate & ensure your furniture & fittings meet fire safety regs. Electrical safety tests are recommended but not compulsory.

Furnished vs unfurnished – often no difference in rental achieved, so whatever is easiest for you & the tenant

Find Your Tenants

Your property is marketed online via all the big property websites like Rightmove, Findaproperty, etc, plus via Twitter & Facebook. We also attract tenants by email, text and press advertising.

We conduct all accompanied viewings by appointment and can hold keys securely, or collect keys each time.

We help you negotiate any offers tenants make to maximise your rental income . Tenants pay a holding deposit whilst references are taken & contracts agreed.

Get The Paperwork Done

We obtain full references & credit checks for all tenants, which are essential if you wish to take out Rent Protection Insurance.

Next we draw up a tenancy agreement for you & the tenants to sign, setting out the obligations of the tenants and the landlord.

Finally, an inventory of fixtures and fittings should be drawn up. You can do this, or we also offer this service on a one off fee basis.

Take The Deposit And Let Tenants Move In

We collect a deposit (usually 6 weeks rent) plus one month’s rent in advance before tenants movein. We forward this to the landlord less our fees.

We offer a Check-In/Check-Out service on a one off fee basis if required, to hand over keys and let tenants in.

Council tax and utility bills should be transferred to your tenants names. We recommend you do this.

Going forward tenants deal with the landlord directly for rent collection & any queries.
