Tenants fees – All prices are inclusive of VAT

At Coopers Lettings And In General, You Will Need A Few Things Before We Can Let You Rent One Of Our Properties.

Each person applying for a tenancy at one of our properties, and in general, will be asked to provide all of the following;

  • Completed and signed application form
  • Copy of Photo ID (Passport or Drivers License)
  • Reference from previous landlords
  • Reference from employer
  • Last 3 Months Bank Statements
  • Last 3 Months Payslips
  • If you are a student, we require a guarantor form from you.

Some little tips for first time renters;

  • Deposit is usually up to 6 weeks rent. At Coopers, we ask for the full 6 weeks as standard practice.
  • Rent is due at a fixed point every month decided between you and the landlord.
  • Read your rental agreement through first and if you have any questions, ASK before you sign.
  • Make sure you have contact information for your landlord(s).

Fees To Tenants

Referencing fee per applicant – to cover identity, immigration and visa checks, financial credit checks, referencing from current of previous employers / Landlords and any other relevant information to assess affordability£144*
Guarantor referencing fee – (if required ) – to cover financial credit checks, references and any other relevant information to assess affordability and preparation of Deed of Guarantee£48*
Registration of security deposit - fee to register deposit with a government approved scheme£66*
End of Tenancy Check-Out Service – attend the property at the end of the tenancy to check the schedule of condition against the check in report recorded at the start of the tenancy£120*
Re Letting the property if landlord agrees tenant may leave before the end of the term (Tenants will also be liable for the rent and bills until new tenant(s) are found).10% of the annual rent + VAT
Write/ phone to chase rent later than 3 days - if rent is not paid on the agreed due rent date our accounts department with follow up for payment£12* per phone call/ letter or email
Return of rent or incorrect payment – cover additional administration fees if we receive incorrect monies in our bank account to, i.e rent received after tenant has vacated the property£12* per transaction
Renewal/ Alteration of Tenant’s deposit certificate in a Government Approved Scheme - fee to register deposit with a government approved scheme£66* per deposit
Renewal / Alteration of fixed term Tenancy Agreement - i.e by the same tenant or if an extra tenant is joining the property£120* per agreement
Waiting for delayed/ missed/ cancelled appointment, such as check-ins or check-outs£30* per hour
Write/ phone because any aspect of tenants agreement has been broken£30* per phone call/ letter or email
Visits made to the property to chase up rent any latter than 7 days or in response to any breaches of the tenants contracts£48* per visit
Visits made to the property due to unwarranted or incorrect maintenance requests£96* per visit
Default charge if rent payment is not received into the landlord’s or agents bank account in cleared funds on the rent due date each month£5* per day
Send Section 8 notice to the tenant, because any aspect of the Tenancy Agreement has been broken£120* per notice
Visit the property if Tenant fails to respond to Section 8 Notice£96* per visit
Visit the property to investigate if landlord, neighbours and/or the authorities have a genuine reason to believe the property has been abandoned or illegal activity is suspected£96* per visit
